Our First Property ‘Flip’

This ‘buy to sell’ property in West Yorkshire will always be a favourite of mine as it was our first 'back to brick' project.

Sam was just 20 years old and having been sent home from Uni during lockdown we decided it would be a great time for him to take on his first property project. He viewed so many properties until he found this one. The key to our success was not just down to the quality of work on the house, but also that it was in a well sought after area. Sam then went on to project manage the renovation and work closely with the tradesmen - often buying them an early morning coffee!

The property definitely needed work doing on the inside but the brown door and porch also looked very dated so we decided to invest in getting this all sprayed grey.

We bought the property on Auction for £100,000 including fees, spent £30,000 renovating it and within 6 months it was valued at £158,000 - this was prior to the lockdown peak in property prices. We sold this property meaning that we could take out our investment and profits to go again.

So all in all, a great little starter project and entry into property development for both Sam and I.
